My commitment is to show up to the inspection appointment on time. I pride myself on promptness and usually do pretty well.

When I get there, I'll set up my laptop workstation somewhere inside the home and use this as a base to work from. If I’m in the mood, I may convince the real estate agent ( if there is one) to make a latte run for all of us – on me. Please remember though, that this is not guaranteed!

I prefer the the sellers of the property are not around during the inspection. This is pretty standard procedure, however I like to stress this fact. If the sellers are there, it can be awkward, what with them having to hear all the stuff I found wrong with their place! Its also hard not to feel rushed. Sometimes, the folks are literally waiting for me to leave so they can sit down and start grubbing on their evening meal!

My Inspection Process: I perform the inspection in phases following a specific sequence. I’ll inspect a phase, process it in my head and write my findings at the computer. This helps me be efficient, thorough and consistent.

I do my best work and produce the best report if I'm left alone during this time. I get distracted easily and may start rapping with you about the weather, golf, religion, or whether Elvis is really dead. I prefer it this way but I also understand it may be your next home--you're entitled to as much information and questions as you've got! I'm there to serve you.

The inspection will take 3-4 hours for a home up to 3000 square feet. Larger homes can take much longer. A townhome or condo inspection may take 1 1/2 hours to 2 1/2 hours. I know time is precious and everybody's working, so unless you want to be there from start to finish, it may work just as well for you to show up for the last half hour or so. We'll talk about my report, I'll answer all your questions, and we'll discuss whatever needs discussing.

Lastly, If I'm able to complete the report on site, I can e-mail it directly to you. If you need a hard copy for any reason, I can also print it for you. We’ll settle up on payment (cash or check only) and vacate the premises leaving it just as I found it.
